Choose laminate when you want a convincing wood look, the hardest scratch resistance per dollar, and a floor that stays out of standing water. Wills Flooring installs laminate for $2.50 per sq ft of labor with a 500 sq ft minimum; the plank is quoted separately. Most of the laminate we lay from Lynnwood to Bothell goes into family main floors with kids, dogs and rolling chairs.
A common Reddit thread asks whether laminate is still worth buying now that vinyl plank is everywhere. It is, for the right rooms. Laminate is harder than any vinyl at a similar price and feels more like wood underfoot. What it will not do is sit in a puddle. Here are the real advantages, the honest limits, and what a Wills Flooring installation costs.
What laminate actually is
HDF core
A high-density fiberboard core, 8 to 12 mm thick. It gives the plank its stiffness and its one weakness: fiberboard swells when it soaks up water and never shrinks back.
Photographic decor layer
A high-resolution print of real oak, hickory or maple. Good laminate uses dozens of unique plank images and a texture embossed to match the grain, so repeats are hard to spot.
Aluminum oxide wear layer
The clear top layer is harder than the urethane on prefinished hardwood and harder than the wear layer on most vinyl plank. That is why laminate shrugs off dog nails and chair legs.
Click-lock floating install
Planks lock together and float over a thin underlayment. No glue, no nails, and it goes over most flat existing floors. That is why our labor rate is $2.50 per sq ft instead of the $3.25 we charge for hardwood.
The advantages that hold up in real homes
- Best scratch resistance for the money. An AC4 laminate outlasts prefinished hardwood and most mid-priced vinyl plank against pet nails, tracked-in grit and furniture. Families in Mill Creek and Bothell with big dogs are our most common laminate customers.
- Low installed cost. A 900 sq ft main floor is 900 × $2.50 = $2,250 in labor, plus the plank you choose. Hardwood is $3.25 per sq ft in labor and the material costs far more.
- Fade resistance. The melamine surface does not yellow or fade the way vinyl and some wood finishes do. South-facing rooms in Edmonds and Shoreline stay even in color under rugs and furniture.
- Real wood feel and sound. A 12 mm plank over a quality underlayment feels solid and sounds less hollow than thin vinyl. It is the closest a floating floor gets to hardwood underfoot.
Waterproof vs water-resistant: the honest version
This is where laminate marketing gets slippery. Most laminate sold today is water-resistant, not waterproof. The surface and the wax-treated locking edges hold a spill for a rated window, often 24 to 72 hours, but the fiberboard core still swells if water reaches it through a seam, a cut edge or from below. A few newer products use a treated core and can honestly carry a waterproof label, and they cost accordingly. Read the warranty wording, not the sticker on the box.
| Label on the box | What it really means | Where it belongs |
|---|---|---|
| Standard laminate | Wipe spills quickly. Edges swell within hours of standing water. | Bedrooms, living rooms, hallways, offices |
| Water-resistant laminate | Sealed edges hold a surface spill for 24 to 72 hours. The core still swells if soaked. | Kitchens, dining rooms, mudrooms with mats |
| Waterproof laminate | Treated core that does not swell. Warranties still exclude flooding and subfloor moisture. | Kitchens, half baths, laundry with a drain pan |
| Vinyl plank (LVP) | Plastic core cannot absorb water. Only the subfloor underneath is a concern. | Full bathrooms, basements, wet mudrooms |
If a room can get wet from below, such as a slab or crawlspace under an older Lynnwood rambler, no laminate label fixes that. We moisture-test the subfloor at the estimate.
Our rule of thumb: If a room has a drain, a tub or a washing machine, pick vinyl plank. If it has a fridge and a sink, water-resistant laminate is fine with a mat. Everywhere else, laminate is usually the better floor.
AC ratings: the one spec that matters
AC stands for abrasion class. Every legitimate laminate carries one, and it tells you how the wear layer performed in a standard abrasion, impact, stain and burn test. Ignore words like "premium" and find the number.
| Rating | Rated for | Our take |
|---|---|---|
| AC1–AC2 | Light residential: closets, guest rooms | Rarely worth installing. Too soft for a main floor. |
| AC3 | Full residential traffic | The minimum for bedrooms and living rooms without pets. |
| AC4 | Heavy residential, light commercial | The sweet spot for family main floors, stairs, dogs and home offices. Most of what we install. |
| AC5 | Heavy commercial | Overkill in a house. Adds cost and often a slightly plastic look. |

Laminate vs vinyl plank: when LVP is the better call
Laminate
Choose laminate when
- The room is dry: bedrooms, living rooms, hallways, offices
- Scratches from pets or rolling chairs are the top worry
- You want the most realistic wood texture and a solid feel
- Sunlight hits the floor for hours a day
Vinyl plank
Choose LVP instead when
- The room has a tub, shower, drain or washer
- The subfloor is a slab with any moisture reading
- You want one floor running through kitchen, bath and laundry
- The subfloor is slightly out of flat; flexible LVP forgives more
When laminate is the wrong choice
Below-grade and wet rooms
Basements in Everett and Seattle, full bathrooms and laundry rooms with no drain pan. One overflow and the core swells at every seam. Vinyl plank or tile belongs here.
Resale-driven remodels
Buyers in Seattle and Kirkland still pay a premium for real hardwood, and no laminate raises value the way refinished oak does. If original oak is under your carpet, refinish it instead.
Sound-sensitive condos
Floating floors can sound hollow, and many condo HOAs in Lynnwood and Shoreline require a specific acoustic underlayment rating. Check the rules before you buy the plank.
Floors you want to refinish someday
Laminate cannot be sanded. When the wear layer finally goes, the floor is replaced. Hardwood can be refinished three or four times over 60 years.
How to get a laminate floor that lasts 20 years
- Buy AC4, 10 to 12 mm, with a real warranty. Thicker planks bridge small subfloor dips better and feel more solid. Read the water exclusions before you order.
- Insist on flatness prep. Laminate needs the subfloor within about 3/16 in over 10 ft. A rigid plank floated over a hump gives you clicking joints within a year.
- Use the right underlayment. A vapor barrier over a slab, an acoustic pad in a condo, never two pads stacked. A pad that is too soft flexes the locking joints and breaks them.
- Get the extras in writing. Wills Flooring measures to the foot, lists carpet removal and underlayment as separate lines, and backs the install with a 1-year workmanship warranty. See our laminate installation service.
