For a Snohomish house with dogs, mud, a crawlspace and a wood stove, luxury vinyl plank is the practical winner. Hardwood is the better long-term asset if you plan to stay 15 or more years, can keep standing water off it, and care about resale on a larger property. Wills Flooring installs both, LVP at $2.50 per sq ft and hardwood at $3.25 per sq ft for labor, with material quoted separately. Neither is the cheap option or the fancy option anymore. Here are the real trade-offs, including the ones that do not fit on a showroom sign.
Snohomish is where this debate gets honest. Out on acreage in Clearview or up Fobes Hill, the floor takes wet dogs, muck boots, firewood splinters and the dry heat of a wood stove all winter. Downtown, a Victorian with original fir raises a different question: cover it with plank, or restore it? We have installed both floors in both kinds of houses for over a decade, and the right answer follows the house, not the trend.
The honest pros and cons
LVP
What vinyl plank does well
Waterproof through the core, so a dog bowl, a leaking fridge line or a tracked-in puddle is a non-event. Quiet and slightly soft underfoot. Rigid SPC cores resist dents. Installs fast, floats over most existing floors, and costs less in labor and usually in material. Twenty-mil wear layers shrug off claws well.
LVP
Where it falls short
It cannot be refinished; when the wear layer is gone, the floor is done. Repeating patterns can look artificial in big open rooms. It expands in heat and can peak near a wood stove or south slider if the gaps are wrong. Rural buyers and appraisers still price it below real wood.
Hardwood
What hardwood does well
Real wood ages instead of wearing out: scratches become character, and a sanding every 15 to 20 years makes it new again. Solid oak lasts a century. It carries resale weight, especially on the larger Snohomish properties where buyers expect a certain finish level. Species like hickory and white oak stand up to dogs better than their reputation.
Hardwood
Where it falls short
Water is the enemy: a slow leak or a wet crawlspace cups it. It costs more in labor and usually in material, and refinishing is a multi-day disruption. A wood stove drying the house to 20 percent humidity opens gaps. Large dogs will scratch a soft species or a glossy finish.
Side by side
| Factor | Luxury vinyl plank | Hardwood |
|---|---|---|
| Water and pet accidents | Waterproof core; wipe and move on. | Damages if left standing; cupping risk over a damp crawlspace. |
| Dog claws | Good at 20 mil and up. | Depends on species and finish; hickory and matte white oak hold up, soft species do not. |
| Wood stove dry heat | Stable, but needs expansion room. | Seasonal gaps unless humidity is managed. |
| Lifespan | 15 to 25 years, then replace. | 50 to 100 years with refinishing. |
| Repair | Swap a plank if you kept extras. | Sand out or replace boards, then refinish. |
| Comfort and sound | Softer, quieter. | Harder, louder, warmer looking. |
| Resale in Snohomish | Neutral; fine in most price ranges. | Positive, especially on acreage and historic homes. |
| Install labor at Wills | $2.50 per sq ft, $100 per stair | $3.25 per sq ft, $125 per stair |
| Material | Wide range; quality tracks wear layer and core. | Wide range; engineered wide plank and solid oak both common. |

What 1,000 sq ft costs over 20 years
- LVP · Year 0Install a 20 mil rigid-core plank across the main floor.1,000 × $2.50 = $2,500 labor, plus plank quoted at the estimate
- LVP · Year 15 to 20Wear layer is through in the kitchen and entry. The floor is replaced, not refinished.Another 1,000 × $2.50 = $2,500 labor, plus new plank and removal of the old
- Hardwood · Year 0Install engineered or solid oak.1,000 × $3.25 = $3,250 labor, plus material quoted at the estimate
- Hardwood · Year 15 to 20One sand and refinish, natural, brings it back to new.1,000 × $3.99 = $3,990 all-in, no material to buy
- The honest resultLabor over 20 years is close: $5,000 for LVP twice versus $7,240 for hardwood once plus a refinish. Material tips it toward LVP in year one and toward hardwood by year 20, because the hardwood is still there.

Snohomish factors that tip the decision
- Crawlspace moisture. Most homes outside downtown sit over a vented crawlspace. If it runs wet, hardwood needs a vapor retarder and a dry season to acclimate. LVP does not care, but the subfloor under it still should be dry.
- Wood stove heat. Stoves pull indoor humidity down hard. Solid hardwood gaps; engineered moves less; LVP is stable but needs its expansion gap near the hearth.
- Dogs and mud. Two farm dogs in and out all winter is the strongest argument for LVP we know. If you still want wood, choose hickory or white oak with a matte finish and mats at every door.
- Well water and softeners. Softener brine and iron-rich well water mark both floors; hardwood needs the spill wiped quickly, LVP just wipes.
- Historic downtown houses. If a Victorian or farmhouse has original fir, refinishing it at $3.99 per sq ft usually beats covering it with plank, both for cost and for what buyers will pay later.
- The rural resale market. On acreage and higher-end properties, buyers still read hardwood as a signal. In a starter home or rental, plank is fully accepted.
Who should pick which
Vinyl plank
Choose LVP when
- Large dogs, kids, mud and a busy entry
- Slab, daylight basement or a damp crawlspace
- You want one floor from mudroom to great room for less
- You may move within 10 to 15 years
Hardwood
Choose hardwood when
- You plan to stay 15 or more years
- The house is historic or upper-market and buyers will expect it
- You can keep water off it and humidity stable
- You like the idea of refinishing instead of replacing
Do not pick LVP because you think hardwood cannot handle dogs: It can, with the right species and a matte finish. Pick LVP because you have water, a slab, a budget or a timeline. Those are the honest reasons. Our hardwood installation page explains material selection and installation planning.
Before you decide
- Check what is under the carpet. Original fir or oak changes the whole math.
- Get the crawlspace and subfloor moisture read. We do it at the estimate, and it rules hardwood in or out fast.
- Compare specs, not slogans. Wear layer in mils for LVP; species, wear layer and finish for hardwood.
- Get both priced on one sheet. Labor is published on our price list; material is the variable, and you should see it for each option.
- Ask who stands behind it. Every Wills Flooring install carries a 1-year workmanship warranty, and our Lynnwood showroom is 25 minutes from Snohomish when something needs a look.
