For most Sammamish households, vinyl plank beats laminate: it is waterproof through the core, quieter under dog paws and kids, and Wills Flooring installs both at the same $2.50 per sq ft, so the extra cost is only in the material. Laminate still wins on two things, scratch resistance and how convincingly it imitates real wood. If your main floor is dry, your dogs are big and your budget is tight, laminate is a legitimate answer. If a wet boot, a water bowl or a dishwasher leak is ever going to touch the floor, it is LVP.
The typical Sammamish request sounds like this: a 1990s or 2000s two-story in Klahanie or Trossachs, builder carpet upstairs and worn oak or tile on an open-plan main floor, two kids, a large dog, and a family that wants one continuous floor from the front door through the kitchen to the slider. Both LVP and laminate can do that job for the same labor. Which one holds up depends on how your house actually gets used, so let's get specific.
What each one is made of
LVP
Vinyl through and through
A printed vinyl design layer under a clear wear layer measured in mils (12 to 22 in good product), on top of a rigid SPC (stone-plastic) or WPC (wood-plastic) core. No wood fiber anywhere, so water cannot swell it. Slightly softer and warmer underfoot than laminate. Most come with an attached pad.
Laminate
A wood-fiber board with a photo on top
A high-density fiberboard core with a printed image and a melamine wear layer rated by AC class (AC3 to AC5). The melamine is extremely hard, which is why laminate resists dog claws so well. The core is compressed wood, so standing water swells the edges permanently. Newer "water-resistant" laminates buy you hours, not days.
Head to head
| What matters | Vinyl plank (LVP) | Laminate |
|---|---|---|
| Standing water, pet accidents, leaks | Waterproof core. Clean it up whenever you find it. | Edges swell if water sits more than a few hours. Damage is permanent. |
| Scratches from dog claws and chairs | Good at 20 mil and above; budget 6 to 12 mil scratches. | Excellent. AC4 melamine is the hardest residential surface short of tile. |
| Dents from dropped pans, heavy furniture | Rigid SPC resists well; flexible LVP can dent. | Very dent resistant. |
| Sound underfoot | Quieter, softer, less hollow. | Louder and clickier unless a quality pad is used. |
| Realism of the wood look | Good, improving every year. | Best in class, with deep embossing and long planks. |
| Comfort and warmth | Warmer to bare feet. | Cooler and harder. |
| Repair | Single planks can be swapped in click-lock floors. | Same, but matching dye lots later is harder. |
| Lifespan in a busy home | 15 to 25 years. | 15 to 25 years if kept dry. |
| Installation labor at Wills | $2.50 per sq ft, $100 per stair | $2.50 per sq ft, $100 per stair |
| Material cost | Wide range; rigid core and 20 mil cost more. | Generally a bit less for comparable quality. |

Room by room in a Sammamish two-story
- Entry and mudroomWet boots, dog leashes, dripping umbrellas from October to May. LVP, no debate.
- KitchenDishwasher and fridge lines fail eventually. LVP survives the leak; laminate becomes a claim. LVP.
- Great room and diningDry, high traffic, big dog. Either works. Laminate scratches less; LVP is quieter. Match whatever the kitchen is so the open plan reads as one floor.
- Upstairs bedrooms and hallDry and lower traffic. Laminate gives the most convincing wood look for the money here. LVP if there is an upstairs laundry.
- Daylight basement and bonus roomConcrete slab, seasonal dampness on the plateau. LVP with a vapor-rated underlayment.
- StairsBoth can be done with matching nosings at $100 per stair. Laminate's hard edge chips easier at the nose; LVP stair treads hold up better with kids.

Where laminate still wins
Laminate
Pick laminate when
- The whole area is dry: bedrooms, upstairs hall, a dining room away from the kitchen
- You have big dogs with claws and want the most scratch-proof surface
- You want the deepest, most realistic wood texture on a budget
- The HOA or a design-minded buyer will judge the look up close
LVP
Pick LVP when
- Any water source is in or next to the room
- You have a puppy, a senior dog or toddlers
- You want one floor through kitchen, mudroom and living space
- You want a quieter, warmer floor over a slab or basement
Mistakes we fix on Sammamish estimates
- Buying laminate for the kitchen because it looked better in the store. It does look better. It also swells at the fridge within three years. Put laminate in the rooms that stay dry.
- Choosing a 6 mil vinyl plank for a house with a 90 lb dog. Wear layer is the whole spec. A 20 mil plank installs for the same labor and lasts three times as long.
- Skipping the pad on laminate. Laminate without a quality underlayment sounds hollow and telegraphs every subfloor dip. Budget for it.
- Running a floating floor through the whole main floor with no expansion break. Big open plans in Trossachs and Klahanie need T-molds or an expansion gap plan, or the floor will peak in August.
- Assuming both are "cheap" floors. A premium rigid-core LVP or an AC5 laminate can outlast builder-grade hardwood. Read our LVP vs hardwood comparison before deciding it is one or the other.
One Sammamish-specific warning: South- and west-facing great rooms on the plateau get intense afternoon sun through big sliders. Both floors expand with heat, and dark LVP can get hot enough to soften. We check sun exposure at the estimate and spec a rigid SPC core, a lighter color or a UV-rated product where it matters.
Whichever you lean toward, the installation is the same $2.50 per sq ft on our vinyl plank service page and price list, with a 500 sq ft minimum. The mobile showroom brings both product lines to your house so you can see them in your own light, next to your own cabinets and dog.
