Step 1
Prepare the rooms, repairs and set-up
Before the hum of floor sanding begins, meticulous preparation is crucial for a flawless outcome. Step 2
Sanding off the existing old finish
After preparing the hardwood floor, the sanding process begins. We use specialized sanding equipment, such as belt sanders for large areas and edgers for corners and edges. Various sandpaper grits are selected based on the floor's condition and wood type, gradually working down to finer grits. This process removes the old finish, bringing the hardwood back to its bare, natural state.
Step 3
Detailed fine sanding and filler
Once the floor is sanded down to its bare essence, the art of fine sanding begins. Our skilled professionals meticulously work to remove the coarse markings left by the initial sanding, employing progressively finer grit sandpaper with each pass. The aim is to achieve a surface that's not just smooth, but exquisitely refined. For clients who have entrusted us with new wood flooring installations, this stage is also critical. Step 4
Finishing touches and clean up
Once the hardwood floor sanding with the machines is complete, the final touches are done by hand. We use hand scrapers to reach the areas under radiators, along the trim and in corners that the sanders can’t reach. These areas are then hand sanded to match the final grit from the sanders. Then there’s lots of vacuuming and clean-up to get ready for the next step.
Step 5
Staining the floor a different color (Optional)
If you want to change the color of your wood floor, this is the stage where we apply pre-color treatments or stains. When searching for floor refinishing companies, ensure they have proven expertise in custom flooring and staining. Step 6
Applying the finish coats

Should I screen and recoat or fully refinish my hardwood?
A screen and recoat refreshes an intact, compatible finish with light wear. Bare wood, deeper damage, or a change of stain color may require full sanding and refinishing. Moisture and loose-board problems need assessment and repair first.
Can engineered or thin hardwood floors be refinished?
Sometimes. We inspect the usable wear layer, previous sanding, and manufacturer guidance before recommending sanding. A thin floor may be a better candidate for a compatible recoat, selective repair, or replacement.
Can you fix gaps, scratches, and damaged boards?
We assess whether the damage is in the finish or the wood. Stable gaps may be repaired, but seasonal movement and moisture need their cause addressed. Selective board replacement can help avoid replacing the entire floor; a perfect color match is not always possible.
When can I put furniture and rugs back?
Follow the schedule for the finish used on your floor. Drying, light foot traffic, and full cure are different stages. Product, number of coats, temperature, and humidity all affect timing; your project instructions should cover furniture, rugs, cleaning, and pets.
